The Process of Selling Your Home

1. Initial Meeting
One of our listing agents will be coming to your home to meet with you and lay out this very process. They will evaluate your home and answer any questions you may have about our process or strageties.
2. Staging Consultation
Once you decide to list with our team, we will set up an appointment for a Professional Stager to come over and meet with you at your home. They will walk through with you and give suggestions on paint colors, furniture placement, decor, updates, and more. This process ensure that your home in ready for the market at Top Dollar. First impressions are everything in today's market. From the intial look from a buyer's showing to an out-of-state buyer seeing your home for the first time online. 3. Pre-Listing Inspection and Appraisal
Our brokerage, Liz Moore and Associates, surveyed thousands of local families who had recently bought or sold real estate. They found too many had one unfortunate experience in common: frustrating and expensive last minute "surprises". They came up with a solution, that we have implemented, that takes away all the "surprises" and the stress out of the equation for buyers and sellers and more importantly...saving you money! For each our listings, we order for you, at our expense, an up-front market evaluation by a licensed appraiser and a home inspection by an independent home inspector...all before your home is officially placed on the market. Our objective is to uncover any major repair issues before your home goes on the market, giving you an opportunity to either make repairs up front, or to disclose the conditions to prospective buyers. All of this is done in advance, allowing everyone involved ample time to complete the real estate transaction without the pressure of last minute expenses and reactive decisions.
4. Setting a Timeline and Price
After you have met with the stager, made any updates, and fixed any repairs, our listing agent will be meeting with you again to set a timeline for when your home hits the market. They will go over the marketing strategy again and go over a CMA they have done for your home taking into account all the updates and repairs made. Once a price and list date has been established, we will set up an appointment to get your home photographed.
5. Professional Photography
High-Quality pictures are the door to virtual visitors so it is imperative that we create a strong online presence of your home. We hire a professional photographer who utilizes aerial photographs, traditional photographs, detail photographs, and virtual tours to best market your home. You can see some examples under our featured listings! We use these photographs on fliers, social media, our website, and many other places to market your home.
6. Hitting the Market
After we receive the photos and videos of your home from the photographer, the next step is for your home to hit the market! This means that we make your home active in the Multiple Listing Service which updates a daily catalog of homes for sale through its member brokers and an on-line computer network, available to its members, with photos and descriptions of all listed properties. Through the MLS, your home is then listed "For Sale" on over 200 major websites such as Realtor.com, Zillow, Trulia, and many others. Since you know your home better than anyone, you will have a chance to review the MLS listing ensuring that we have an accurate description of your home.
